Tuesday, October 12 Zuz, her parents, and Fran will speak on the phone to review the closing procedures. As Zuz’s parents are officially the buyers, Fran will formally be representing them in this transaction so she would like to at least have a conversation with them. If Jan and Bozenna have not yet executed the purchase transfer, they should do this immediately.

Later in the week, Fran will send Jan and Bozenna (jbdrozdz@gmail.com) the closing documents. They should print these out and make arrangements to sign them before a notary sometime over the weekend of October 16/17. Jan and Bozenna will use the date when they are actually signing the documents, not October 19. Then they should overnight the signed documents to Fran (address?).

Tuesday, October 19 will be the official closing date. Zuz and Chris will give Fran one cashier’s check for $167,000 made out to XXX ($10,000 was paid in earnest money; total purchase price is $177,000). And another cashier’s check made out to XXX for XXX, the buyer’s closing costs.

On Tuesday or within a couple of days, Jan and Bozenna should meet again with the notary to execute the mortgage. The reason for two visits to the notary is that the official closing date cannot be on a weekend and the mortgage cannot be executed until the date of closing. We could do all the signatures at once if there is a weekday when Jan and Bozenna can meet with the notary.
